Commissioning and Retro-Commissioning

Säzän Environmental Services conducts fundamental and enhanced commissioning in accordance with the AABC Commissioning Group and the Building Commissioning Association best practices. All commissioning activities meet the requirements of the Washington State Energy Code. We also execute the commissioning requirements of the Puget Sound Energy commissioning grant process, when required. We commission to meet LEED, WSSP, and other protocols. We also provide commissioning services as part of larger projects, including campus-wide facility condition assessments and building tune-up services to meet the City of Seattle Building Tune-Up ordinance.

Offices: We provide commissioning (Cx) and building optimization services across the country from our four offices in Seattle and Bremerton, Washington; Portland, Oregon; and Tempe, Arizona.

Scope of Work: Our licensed CCP and CxA commissioning professionals conduct independent, third-party testing to assess building equipment, electrical systems, and mechanical systems. We also provide retro-commissioning services on existing buildings, including using infrared technology to document unbalanced heating levels. We help owners avoid component failure and maximize indoor comfort for the end users.

Process: As part of our Cx services, we often help the client develop an OPR to define all short-term and long-term stakeholder criteria. The OPR engages focus on long-term facility operations, especially O&M practices, and life cycle costs and expectations. We provide functional baseline testing on system operations. We also commissioning to LEED Silver v4 standards, including Option 1, Path 1 and Path 2. We also provide post-occupancy evaluation to meet LEED, WSSP, and E4.0 and E4.1 criteria protocols. Our enhanced commissioning services include building envelope review working with trusted architect partners.
