This is part of a new urban Bellevue neighborhood — centrally located, transit-oriented, hyper-connected, and buzzing with activity.

Part of the Spring District transit-oriented development in Bellevue, Block 16 is a shell and core build-out consisting of an office building with street-level retail that opened in May 2021.

The project is targeting LEED certification. It comprises 338,000 SF of commercial office space on 11 floors and more than 900 parking spaces. The TI work includes an open office concept, break-out rooms, training spaces, a fitness center, micro pantries, cafes, multiple event spaces, two full-size commercial kitchens and dining areas, and backup power supplied from the building generator system.

The Säzän Group team provided MEP and Information Communication Technology (ICT) engineering design for tenant improvements to this building. We integrated lean principles, including the last-planner system, pull planning, constraint log review, and weekly work plans. In addition, we coordinated with shell and core engineering and construction teams to prepare the facility to meet the client’s needs and comply with Meta standards. The shell and core modifications increased the cooling capacity, increased the number of structural beam penetrations, increased grease interceptor capacity, and added a shaft penetration.
