Flock13 Student Housing

Flock13 is a seven-story off-campus student housing development on the edge of the University of Oregon campus in Eugene. The mixed-use building offers a mix of 100 units ranging from studios to three-bedrooms, shared amenity spaces, and ground floor retail including a Duck Store and restaurants.

Our scope included a design-build performance narrative to inform the design and installation decisions of the contractors. This role ensured the MEP design was constructable. The narrative we developed included HVAC, plumbing, electrical, lighting, and low-voltage technology systems performance specifications. Documentation addressed minimum zoning requirements, system performance requirements, fixture type and sizing, utility coordination criteria, and controls criteria.
