Hubbard’s Corner
Built in 1912, this 5,126 SF unreinforced masonry building located at the intersection of Woodlawn Ave. and 72nd Street in the Green Lake neighborhood has undergone a seismic retrofit and energy code upgrade, including new windows, insulation, rooftop solar panels, and HVAC, plumbing, and electrical systems. The goal was to reposition the two-story building and below-grade basement for future retail/restaurant and office tenants, bringing the space to a warm shell.
Säzän Group provided full MEP design services for the project. While no Green Building certification system was pursued specifically, we worked with the owner to design an all-electric building with no natural gas service, coordinating rooftop heat pumps and DOAS systems to maximize the solar PV array. The project also served as a living test laboratory to debut many novel green materials.
